Dubai Real Estate Market Report Q2 2026

The Dubai real estate market started Q2 2026 with momentum, reaching a total of 38,257 property sale transactions. This represents a 28.2% decrease in volume compared to Q2 2025. More notably, the total sales value accumulated to AED 110.4 billion, reflecting a 40.5% year-on-year decrease. This value was led by the apartment segment, which saw 31,895 transactions totaling AED 56.5 billion, and the following active villas segment contributing AED 28.4 billion from 4,383 transactions.

Price dynamics across the emirate revealed a maturing market with selective growth sectors. Activity was concentrated in several high-performing residential and investment hubs:

  • Dubai South led in transaction volume with 5,454 deals.
  • Jabal Ali First followed with 2,347 transactions completed
  • Al Barsha South Forth also witnessed 2,145 transactions
  • Wadi Al Safa 5 & Wadi Al Safa 3 collectively closed 3,788 transactions

The market remains heavily driven by new developments, with first sales accounting for 75% of total volume (28,613 transactions) and 69% of total value (AED 76.1 billion). Simultaneously, the ultra-luxury tier continues to break records, exemplified by the Bugatti Residences by Binghatti in Business Bay, where a single apartment sold for AED 200 million, and a villa in Palm Jumeirah reaching a transaction value of AED 145 million.
